JHE CORPORATION OF THE CITY OF PORT COQUITLAM ; C 0) UJ NV C | [ MEMORANDUM NOV 10 1975 TO: R.A. Freeman, “November 7th, 1975 City Clerk. c.c. P. Toigo, FROM: V.G. Borch, P. Eng. Westgate Enterprises Ltd. Re: Rezoning Application R#15-74 - Land Use Contract #13 - Westgate Enterprises Ltd. At the present time Westgate Enterprises Ltd. in order to finalize Land Use Contract #13 is required to deposit a Letter of Credit in the amount of $45,000. and cash in the amount of $81,900. Several weeks ago the consulting mechanical engineers for the developer requested that we consider a revision in the method by which the sanitary sewer service and storm sewer service is. handled. Basically jt was suggested that there were savings to the developer to install lift stations and force mains from the site to connections off Coast Meridian Road. - The benefits to the City in approving this proposed revision are as follows: 1. This is a private system operated and maintained by the owner. The original system proposed by the City resulted in considerable work on public road allowance which would be the responsibility of the City to operate and maintain in perpetuity. 2. The undersigned was concerned that the existing storm sewer mains on Larch Way were not sized sufficiently to take the drainage from this site and the sum of $44,000. cash was required for a period of 3 years in case the existing storm sewer main proved to be too small.. If this had proved to be the case a substantial inconvenience would have been caused to rectify the situation. The revised proposal by directing storm drainage to Coast Meridian avoids this problem completely and satisfactorily. I have reviewed the revised storm sewer drainage and sanitary sewer drainage design and would recommend that the City accept and approve this revision. If this is satisfactory Item 6 - Off Street Works of the land Use Contract #13 would be revised as follows: Letter of Credit Storm Sewer Mains $10,000. Landscaping of Road 6,000. Lane Gravel .. 7,000. Underground Hydro Connection 2,000. Total $19,000. Cash Engineering Fees $ 760.00 Water Capital Fund Contr. 22,800, @ $300. x 76 Parks Land Aquisition Fund Contr. @ $150. x 76 11,400. Driveways 2,000.
