DISCUSSION: The new design generally conforms to the design guidelines for the Downtown Development Permit Area. The front yard and exterior side yard has been reduced in accordance with the guidelines. Ali other yard setbacks meet bylaw requirements. The indoor and outdoor recreation areas Fave been provided in accordance with the Zoning Bylaw requirements. The number of parking spaces provided exceeds the Bylaw requirements and the overall height of the building conforms to Zoning provisions. Approval of this rezoning and development permit application will permit the construction of an apartment building within the Downtown Apartment District.
