Prior to consideration of development proposals in the Dominion Triangle, the site will be designated as a "Development Permit Area". This enables the Municipality to establish additional design and development guidelines in order to facilitate a higher quality of development. Given the visual exposure of the site, a set of design guidelines is deemed indispensable to ensure that visual impacts are addressed, 4.3 Phasing of Develonomeant Market conditions, and wodifieations to the transportation and drainage System wilt influence the development phasing and timing of the Dominion Triangle. Preliminary plans for the extension of Ottawa Street indicate that the western end of the Triangle, close to the Lougheed Kighway/Dominion Avenue intersection, will likely be the first area to develop. Development, Rezoning | and Subdivision approvals will be granted on an incremental basie as servicing is put in place. The required amendments to the land use designations of the Official Community Plan are proposed to be implemented also on an incremental basis, This way, the Dominion Triangle Area Control Plan will act‘as the guideline for development, but maximum Elexibility will be left to accommodate desirable developments.
