Rezoning Application 12/90 Planning and Development Committee June 18, 1991 1, That the applicant be advised that prior to Council considering approval to proceed to this rezoning application from C-1 to CD, the project should: (a) be complemented by. a comprehensive Area Control Plan for the lands between Pitt River Road and the Meriuian Industrial Area; (b) be referred to a Public Information Meeting, together with the Area Control Plan; (c) receive approval in principle from the Fraser River Harbour Commission, Department of Highways, Department of Fisheries, and Ministry of Environment; (d) be revised to fully comply with parking/zoning and Building Code regulations. That the applicant be advised that preparation of the Area Control Plan mentioned in (1) above will require participation of conaultants. The City has not budgeted for the hiring of these consultants in 1991. That the applicant be advised that if approval to proceed to bylaw stage, after all items in (1) above are resolved is granted, it will be subject to: (a) completion of a design in full compliance to the Zoning and Building — Code regulations, and to the satisfaction of the Director of Planning; (b) amendment to the Official Community Plan to an appropriate designation. (c) the area being declared a Development Permit Area; (d) issuance of a Development Permit; (e) satisfaction of all Engineering concerns} (£) submission of landscaping drawings to the satisfaction of the Parks and Recreation Department;
