WHEREAS the "City of Port Coquitlam Zoning By-law, 1969, No. 918" as azended designates certain areas of land within the zones set out therein as "Nevelopment Areas”; fxd WHEREAS the lands hereinafter described are situate within an area so cesignared; REAS the Owner of the said lands has made application for a Land Use Contract to authorize works, development, and use some aspects of which are'not in conformity with the relevant City By-laws as ‘the saze apply to the zone in which the said lands are situate; AND WHEREAS che Council has given due regard to the following considerations: 1. (a) the pronotion of health, safety, convenience and welfare of (>) the prevention of the overcrowding of land, and the preservation of the azenities particular to any zone. (c) the securing of adequate light, air and access. (2) the value of the land and the nature of its present and prospective use and occupancy. {e) the character of each zon2, the character of the buildings already erected and the peculiar suitability of the zone for particular use. (£) the conservacion of property values. the development of areas to promote greater efficiency and impact of development on present and future public costs. betterment of the environment. fulfillcent of comunity goals, provision of necessary public space. and it is deened desirable to enter into Land Use Contract No. 10 in the form and to the extent hereinafter provided; NOw THEREFORE the Municipal Council of The Corporation of the Ciry cE Port Cocuitian, in open meeting assembled, enacts as follows: 1. The Council of The Corporation of the City of Port Coquitlam is hereby authorized and enpowered to enter into a2 Land Use Contract with EARN eh GRO ae PRL AU VEE MR EERE THONG Dt OAL the Greater Vancouver Housing Corporation, 2294 West Tenth Avenue, Vancouver, B.C. in the form and to che extent set forth in "Land Use Contract No. 10 which is the Schedule hereto annexed and made part of this By-law. 2 The said Land Use Contract No. 10 shall extend to and shall regulate the development and use of the lands described as; Lot 402, South-west Quarter Section 6, Township 40, Plan New Westminstur District (as show on a Plan of Subdivision Prepared by Vernon C. Goudal, B.C.L.S., and dated March 26th, 1975, a copy of which is attached to the said Land Use Contract No. 10 as Appendix 1.) , 3. : Land Use Contract No. 10 shall have the force and effect of a restrictive covenant running with che land described in Section 2 hereof and shall be registered in the New Westminster Land Registry Office by the City. 4. This By-law may be cited for all purposes as the “Land Use Contract No. 10 Authorization By-law, 1973, No. 1370", Read a first time by the Municipal Council this Fourteenth day of April, 1975.
