The proposed development conforms to the Zoning Bylaw requixements and the Official Community Plan deaignation for this aite. Accese to 9 of the 18 parking stalla is proposed to be from a driveway located on the adjacent property to the north. An unrestricted Right~of-Access Agreement will need to be registered against the property to enaure that the acceas to these stalls will be granted in perpetuity. Ag this development proposal conforms to all aspects of the Zoning Bylew and genexally follows the design guidelines for Development Permit Area III, it ia reccomended that this application be approved to proceed subject to the eanditions noted above.
