(hereinafter called the "Lessor")

(hereinafter called the "Lessee")

WHEREAS the Lessor is the registered owner of the lands and premises
Situate and municipally known as 2420 Mary Hill Road, Port Coquitlam, British
Columbia, and legally described as:

Lot 7 and 8, Block"B", District Lot 239, Group One, Plan 1954, EXCEPT
Parts on Plan with Bylaw filed 6287, New Westminster District

(hereinafter called the "Premises" ) ;

AND WHEREAS the Lessee desires to rent the Premises from the Lessor on
a month to month basis;

WITNESSES that in consideration of the Premises, and of the sum of One
Dollar ($1.00) paid by each of the parties to the other, receipt of which is
hereby acknowledged, and other good and valuable consideration:

l. The Lessor does demise to the Lessee, his executors, administrators
and assigns, and the Lessee does hereby take and rent the Premises,
