THE CORPORATION OF THE CITY OF PORT COQUITLAM ITEM II Re: 4-Way STOP at Oxford and Lincoln Council had requested that the 4-way STOP at the ‘above location be reconsidered in six months time. As the six months is up and the 4-way STOP seems to be working well, the Committee recommends that it remain in place. ITEM III Re: Servicing Requirements for the Huntington Rubber Property The old Huntington Rubber property is to be subdivided into an industrial subdivision. Davies Avenue is the only access to this subdivision from the arterial street system. Under normal circumstances, the developer would be required to reconstruct Davies Avenue to full width and complete both sides of the road, particularly since the other side is residential and that this subdivision will bring in a great deal of truck traffic. The developer has requested consideration of the reduction of this requirement to elminate the completion of the north side of Davies Avenue as he has some other special problems in servicing the lots. The Committee recommends that the developer be required to complete Davies Avenue to the full standards to match up with the section of Davics Avenue between Seymour Street and Hastings Street which has already been completed to full standards. ITEM IV Re: Drainage Problem at Leurier Avenue Alderman Keryluk nad requested that the Committee look at the runoff from new lots being constructed on Laurier Avenue onto existing properties which front on Dorset Avenue. The ground is flat in this area and the eventual drainage from the private properties, when these are compkted, would depend on the final grading and also the landscaping. ‘There is no failure on the part of the City to provide drainage as both streets have storm sewers and therefore any drainage disputes are between private homeowners. It would be impossible for the City to control this type of runoff. For example, if the established homeowners had landscaped their property so that their water flowed towards the rear of their lot, then the new homeowners would have a complaint. [30006
