THE CORPORATION OF THE CITY OF PORT COQUITLAM AEMORANDUM TO: Re Kirk DATE: June 5, ty Administrator i FROM: We Srown Director of Community Planning RE 2244-2258 Wilson Avenue Development Variance Permit (File No. 49/88) RECOMMENDATION: That City Council direct the Clerk's Office to surrounding property owners of this application. And that the Clerk's Office place a resolution on a subsequent agenda of City Counci! relaxing the requirements of the Zoning Bylaw No. 2240, Section 1102 P-2 Zone, Clause (4) Site Coverage from 40 percent to 49 percent. COMMENTS: This application for a development variance permit arose from the Architect's reacting to the City Planning Department's design criteria for the site, reducing building height. In revising drawings to improve the view plane from buiidings to the north, site coverage was increased beyond the amount permitted. Approval of tnis application is recommended, as the building height has been reduced below what is permitted to provide additional views for buildings to the north. Iverail site amenities are not affected by the increase of site coverage. The part of the site affected is the parking lot between the building service area and the adjoining lacrosse box. The parking area conforms with parking dimension standards. WB/k | FILE: JO04-15(7)
