Law tO the Contrary

17, This Lease shall enure to the henefit of and be binding on all
parties hareto notwithstanding any rule of law or equity to the
contrary.

Severanga

18. If any portion of this Lease is held invalid by a court of
competent jurisdiction, the invalid portion shall be severed and
the decision that it ja invalid shall not affect the validity of
the remainder of this Laase.

Governing..Law

19. This Lease shall be governed by and construed in accordance
with the laws of the Province of British Columbia.

Waiver

20. Waiver of any default by either party shall not be deemad to
a waiver of any subsequent default.

References

21. Every reference to each party is deemed to include the heirs,
axecutors, administrators, SUCCRSEOrS, permitted assigns,
sublessees, licensees, directora, employees, members, servants,
agents, officers, and invitees of such party, wherever the context
BO requires or permits.

Amensiment,

a2. This Lease may not he modified or amended axcept by an
instrument in writing signed by the Municipality and the Tenant.

Municipality's Right to Perform

23. If the Tenant should fail to perform any of its obligations
under this Lease, the Municipality may notify the Tenant that the
default must be rectified within the reasonable time specified in
the notice and if the Tenant should fall to ractify the default
within the tima specified, the Municipality may take all steps
considered necessary to rectify the default and all costa of doing
so, including the cost ef retaining professional advisors, shall
be payable immediately by the Tenant. Nothing in this Lease
Obligatxve the Municipality to rectify any default of the Tenant
and should the Municipality choose to do so, the Municipality shall
