Governing..Law 19. This Lease shall be governed by and construed in accordance with the laws of the Province of British Columbia. Waiver 20. Waiver of any default by either party shall not be deemad to a waiver of any subsequent default. References 21. Every reference to each party is deemed to include the heirs, axecutors, administrators, SUCCRSEOrS, permitted assigns, sublessees, licensees, directora, employees, members, servants, agents, officers, and invitees of such party, wherever the context BO requires or permits. If the Tenant should fail to perform any of its obligations under this Lease, the Municipality may notify the Tenant that the default must be rectified within the reasonable time specified in the notice and if the Tenant should fall to ractify the default within the tima specified, the Municipality may take all steps considered necessary to rectify the default and all costa of doing so, including the cost ef retaining professional advisors, shall be payable immediately by the Tenant.
