RECOMMENDATION: That City Counci! direct the Clerk's Cffice
to prepare a bylaw rezoning Phase 2 of
Strata Plan, of Lot 126, DL 379, Plan
64413, NWLO from C-2 to RM-5

COMMENTS :

This apptication is to develop a Senior Citizen's Home on the
remainder of the partially developed site at the corner of
wilson Avenue and Mary Hill Road. The density being requested
is greater than permitted by the RM~4 Multiple Famity Zoning
District, therefore use of the draft RM-~5 Zoning District,
developed for another downtown site will be necessary.
From an urban design point of view,. the proposed building will
provide a good finish to the corner, it wilt refiect the
setback of the Jibrary and smal! commercial development across
Mary Hil!. The proposed building Isto be sited on an angle,
so that if faces onto the corner rather than one of the two
streets. Approving this building wil] complete development of
the Wilson Corridor in tnis vicinity. The proposed building is

commercia! development from eccurring to the south, It should

be noted that residential! development of this site wil! also
provide a terminal point for any potential commercial or office
development that might follow from a court house on the

provincial site across Mary Hill Road.
