June 26th, 1978. The City Engineer advised that Brown Street would be upgraded with storm sewer and new payment curb to curb and that access to the Pub would be on Brown Street, approximately 50 feet from the McLean Avenue-Brown Street intersection. The Developer, Mr. G. Fontain, explained the survey done in the immediate area of the Neighbourhood Pub and advised there were 99 people for the pub and 6 people against having the neighbourhood pub. The Architect, Mr. Joe Yamauchi, stated that the Neighbourhood Pub would be in an English style design and would be fully landscaped retaining as many of the natural trees as possibile. Mrs. Kay Hardy, 1776 Warwick Avenue, spoke against the pub and asked for clarification on when Mr. Fontain conducted the survey. Mr. Dan McNiel, 1759 Warwick Avenne, spoke against having the neighbourhood pub on McLean Avenue. Mr. William Hardy, 1776 Warwick Avenue, advised he was of the opinion there would be more people driving to the neighbourhood pub than walking and that the Liquor Control Commission does not require a parking lot. Alderman Laking stated there was to be no access from the industrial area to the residential area and Alderman Ranger clarified the access on to Brown Street. Alderman Ranger stated the Public Works Committee and the Planning and Zoning Committee had studied the access and the reasons for the change of access were that there are trees along McLean Avenue which the developer wished to retain and these would restrict vision in turning onto McLean Avenue and that two years ago when the study was done it was felt that the whole parcel would be developed as industrial as neighbourhood pubs had not been established at that time and it would be a safety risk to have access and egress on McLean Avenue from the Neighbourhood Pub. Mrs. Diane McNeil, spoke against the pub as there would be increased traffic on Brown Street. 1 Mr. Lloyd Tyler, 1788 Marshall Avenue, asked for clarification of the parking restrictions.
