V3C 288 Re: Addition to Port Coquitlam Senior Citizens Centre Dear Sir: Please find enclosed proposed final draft of additions to our Ciient/Architect Agreement dated January 20, 1978, With reference to our telephone conversation, we are pleased to comment further on the question of supervision services on two bases; (a) partial or limited inspections or (b) normal inspections and contract administrative services. We are enclosing an information document outlining the main process and the duties during the construction of each party. I think you will find it self-explanatory. First may we state our profession does not recommend limited inspections as all too often it creates rather than solve problems for both parties and seldom saves any money for the client. However, there is always the exception and where the client is desirous of looking after his own project, we are willing to co- operate On an agreed basis to see. that the construction is completed to our mutual satisfaction. You mentioned the difference in the services in the two ° categories. We would like to clarify that we cannot concur with the interpretation that the only difference appears to be under the normal services, the architect would initiate or determine when, and the number of ‘inspections; whereas under the limited categary, the City would have the right to call for any number of inspections falling within the $18,060.00 gross fee. In discussing the matter of limited inspections with your predecessor Nr. Borch, the scope of supervision, with the exception of structural inspections, was not specifically detailed. Que to the potential var it was felt that the exact scope of contrac tion and site inspections would be worked out mutually between the City and ourselves, presumably the numer being at the cail of the City. In any event, we were asked te make some allowance within the $18,000.00 figure and we estimated it as fotlows: (hourly charges) (a) structural inspections {b) minimum architectural, mechanical, electrical $1,009.00 $2,600.00 Should the City request services which cost more than the above figures we would request paysent for same. Conversely, should the services be less than the above, the City would only be billed for the cost of the Services rendered.
