V3C 2¥3 ry fo 942-502° August 5, 1988 Traboulay Council Members: In viewing Genstars Proposal to rezone property located south of the southern end of Eastern Drive and east of Mary Hill Road amending the controlling of development of the land RM-3 and A~l: RE: RM-3 I perceive that single family dwellingsjin Phase [I and Phase II combined number 237 units, 126 and lll respectively to be less than that of the multifamily dwellings, numbering 268 units. May I suggest that a compromise be met between City and Developer to reduce the proposed area to a lower ratio of develop- ment for townhouses. This consequently lowering the number of units. It is in my opinion, too large a parcei of land and should be reduced, allowing for more singie family dwellings. 1. RE: A-L Skyline Park, costing $111,200.00, should be left in a more natural state as is PoCo Trail, considering there is a park close by Eastern Drive, called Eastern Park. Otherwise a small playing field constructed within Skyline Park in a natural setting as is PoCo Trail. 2. If am concerned that the lower part of the power line easement west of Eastern Drive at this time will be left in it’s natural state, but is there a plan for the future? If not, would it not be imperative at this time to settle on a agreement that no development be undertaken in the future? 3. RM-3 is not showing A-1 as should per capita and land area size. Certain areas within the townhouse developments should have there own playing areas or park areas and maintained by themselves, independently or privately. Yours truly,
