The Municipal Council of The Corporation of the City of Port Coquitlen in open meeting assembled, enacts as follows: Subsection (1) of Section 2024 of the "City of Port Coquitlam Zoning By-law, 1969, No. 918" as enacted by the "City of Port Coquitlam Zoning By-law, 1969, No. 918, Amendmenc By-law, 1970, No. 1012" is amended by inserting the following therein as Section (p): (p) Lot 4, Block 32, District Lot 464, Group 1, Plan 7080, New Westminster District. 2. WHERE: S the "City of Port Coquitlam Zoning By-law, 1969, No. 918” as amended designates certaia areas of land within the zones set out therein as “Development Areas" AND WHEREAS the lands hereinafter described are situate within an area go designated; AND WHEREAS the Owner of the said lands has made application for a Land Use Contract to authorize works, development, and use some aspects of which are not in conformity with the relevant City By-laws as the saze apply to the zone in which the said lands are situate; AND WHEREAS the Council has given due regard to the following con- siderations: 1. (a) The promotion of health, safety, convenience and welfare uf the public. {b) the prevention of the overcrowding of land, and the preservation cf the amenities particular to any zone. (c) the securing of adequate light, air and access. (d) the value of the land and the nature of its present and prospective use and occupancy. (e) the character of each zone, the character of the buildings already erected and the peculiar suitability of the zone for particular uses. {£) the conservation of property values. 2. (a) tha development of areas to promote greater efficiency and quality. (b) impact of development on present and future public costs. (c}) the betterment cf the environment. (d) the fulfillment of community gcals. (e) the provision of necessary public space. and it is deemed desirable to enter into Land Use Contract No. 5 in the forn and to the extent hereinafter provided; NOW THEREFORE the Municipal Council of The Corporation of the City of Port Coquitiam, in open meeting assembled, enacts as follows: i.
