RECOMMENDATION:

THAT a Development Permit be issued to Lot 55 of D.L. 168 and 169, NWLD
Plan 79396. relaxing the requirements of the zoning Bylaw RS-1l regulatons
Section 801 (4) and (5) for front and side yard setbacks

COMMENTS :

This application is to construct a Single family dwelling on a corner lot.
Because of the shape of the lot, it is not possible to determine precisely
what is the front and flanking front (side) yard. For this reason the
builder, Moscone Homes, have been requested to submit a development variance
permit application. The house has beea approved by the firm providing
architectural control over the subdivision. The house is to be a show home.

Approval of the development variance permit is recommended to provide egal |
certainty about yard setbacks for this house.
