JUK 27 1877 June 9, 1977 c/o 1234 Pitt River Road Port Coquitlam, B. C, 942-6231 Port Coquitlam City Council We would appreciate Council giving consideration to allowing commercial development applications within the boundaries of Coast Meridian Road, Dorset Avenue & Sefton Avenua,. The ultimate long range effect of this consideration would be to extend the commercial arca to the natural boundaries of the block as per provious Master Plans. We envision upgrading services such as Sidewalks, infilling orena ditches, and proper street lighting which are sorely needed, We forsce 45 to 48 parking stalls added to the Northside Commercial Core Arca, Next to the Post Office we are considering the possibility of an attractive lawyer-accountant professional building. Next to the Reyal Bank we are considering the possibility of a real estate office and general insurance building, with the possibility of a neighborhood public house, or "gourmet" restaurant the quality of The Bedford House in Langley or the Owl & Oresman in Burnaby, on the corner lot. The alternative to neighbourhood commercial, which we feel wilh service the conminity better, is undeveloped property (as is) or four unit townhouses per lot, which we can't justify economicall;,or as the: highest snd best use to the core area of the Northside Villeco shopping area, The townhouses would probably have to be torn down in a few years to meet population growth demands anyway? We feel tha northside residents would be better served in the future if you give consideration to our request -- being A motion to consider commercial development proposals — north of the Post Office and Foval. Rank within Sefton, Dorset, and Coast Meridian Road, based on thoir merit to the community. ; Nove: Thank you Copies of al tockmeuts A) °C, Hughes elistribited separatel, to Council, Hughes Holdings Ltd.
