Buiiding, Fire Department Have expressed no objections. DISCUSSION: The owner of the subject property will be acquiring a strip of land (1.75 metres x 32.114 metres) From the neighbouring property to the south (1927 Salisbury Avenue). This will enlarge the subject property to the width necessary for subdivision into two RS-2 lots. The two proposed lots will be 12.0 metres in width and 32.114 metres in depth. Both will exceed the minimum ite area requirement of 375 square metres. A site inspection of the subject property was conducted by Planning Department Staff. The attached photographs show that the area on the west gide of Oxford Street generally coatains older housing stock. New houses on amall lots (many of which are 36 ft. wide or less) are found directly ecross the atreet on the east side of Oxford. The proposed two lot subdivision conforms to the Zoning Bylaw requirements for RS-2 zoning. Approval of this Rezoning Application will permit the construction of two new single family residences, which will improve the appearance of the area. As this two lot residential subdivision conforms to the Official Community Plan policies for infill, it ia recommended that this application be supported, subject to the conditions noted above. ‘ Carlos FeLip toh./ M.c.I.P. er, Director of Planning DV/ge - 1D705/22-23 hy Hits aa
