Brown Directer of Commmity Planning 2580 Gordon Avenue Rezoning Application No. 62/88 RECOMMENDATION : That City Council direct the Clerk's Office to prepare a bylaw rezoning Lot 24, D.L. 380, Block 2, NWLD, Plan 2153 from RS-1 to RT-1. COMMENTS: This application conforms to the Official Community Plan policies for infill development and Zoning Bylaw regulations for duplex lots. The property is located in area of the City where the Community Plan is encouraging multiple family development. There are a number of RM zoned properties in the vicinity. There are other RT (duplex) zoned properties in the vicinity, one being along the east side of Raleigh Street, three lets north of the intersection with Gordon Avenue. The Property is on the opposite site of the block to this application. The next closest duplex is located along the east side of Jervis, one lot north of Gordon Avenue, again on the opposite side of the block from this application. Following City Council's policy no building plans are required for rezoning applications for duplexes. Therefore there are no comments about the architectural compatibility of the Proposed building.
