BACKGROUND: A letter of concern was written by a resident at 1875 Dorset (see attached) regarding poor drainage conditions in the lane adjacent to the house. The existing basemant slab Is approx. 1Zom lower than the lane. During heavy, rainfalls, run-off water collacts in alow area in the lane and backs up towards the side door of the house. There is currently no storm system in this area except for some ‘soak away’ type oatch basins on Dorset, See attached for location. This area of Port Coquitlam is fortunate that the ground conditions allow for surface water to percolate ata quick rate. The existing soak away's have some measure of success in this area.. There have bean problems reported in this area before partioularily the Dorset and Salisbury area with cleaning out existing or installing additional soak-away's being the only present alternative. SOLUTIONS AND COST: The existing storm systern on Oxford is a 300mm main approx 1.2m deep running south to Prairie. To connect to this main now, the possibility of utilizing this saction when the future system is in place may noi be possible as depth and size may not be compatible. One solution to this could be to design the ultimate storm system and construct to Dorset, this option was not oonsidered for costing. At preseni there are no plans to continue the ultimate system north of Prairie. Two options were considered to alleviate the water problems iis the lane they are as follows: , Option 7 A short term solution would be to install another ‘soak away’ catch basin at the lowest point in the lane adjacent to the house.
