Apartments located along the west side of Wellington Street north of Prairie Avenue are to be rezoning RM=3. This designation is recommended to bring them into alignment with the overai| density being catled for in the Coast Meridian apartment area. (Apartments 12 through 15.) Apartments south of Prairie Avenue east of Wellington Avenue and McLean Park ar also to be rezoned to an RM=3 zoning district, (Apartments 17 through 19.) lt is recommended that two apartments between Manning and Coquitiam along Wellington not be rezoned at this time, but be reserved tor later consideration. The reason for this recommendation is they are on the perimeter of a newer single family neighbourhood and would be viewed as an intrusion. (Apartment 24,) The apartment building along Coast Meridian north of Coquititam Avenue, Is contained within the Coast Meridian Apartment district but is dealt with individuatty rather than part of a) above. This building is to be rezoned to an RM-3 designation bringing it into accord with Council's density guidetines for the area. it should be noted the existing building Slightly exceeds an RM-3 density and will not be conforming. BY rezoning, however, the owner wil! be able to rebuild a similar apartment and have insurance protection. (Apartment 20 and 21.) Apartments located north of Viscount School along St. Anne and Dorset are to be rezoned to an RM-2 zoning district. The recommendation of RM=-2 jigs belng proposed to acknowledge that multiple family buildings exist in these three cases, but is a lower density zoning district similar to RT=!, duptex that will discourage further apartment proposals. In summary the RM-2 zoning district provides a measure of security for the apartment building owners, and the district also provides for a density of redevelopment that [Is compatible with RT-1 duplexes should the apartment be rebuilt.
