ole Alterations or additions to an existing pbuilding or structure are proposed which, in the opinion of the Municipality, do not significantly alter the appearance of the building or structure, and the total value of the works does not exceed $20,600.00; Advertising signs which are in full compliance with the Sign Bylaw are proposed, or in the case of signs attached to the buildings, when lecated within specified sign bands or other pre-designed sign areas. A Development Permit however, is required for any new sign or alteration to a sign, other than a text chang>, when a Development Permit has been previously applied to a property and that Development Permit regulated signs as part of the overall development. DISCUSSION: The housekeeping amendments within the recommendation section of this report will facilitate the orderly inclusion in the Official Community Plan of additional Development Permit Areas, without amending the content of the Plan. The proposed Chapter "UV", Development Permit Areas contains a brief description of the enabling Provincial legislation and scope of Development Permits under this legislation. Also, Section "V.1.3" provides for exemptions to Development Permits, when a Development Permit would be redundant or the scope of the proposed "Development" is too minimal to warrant additional control. After the recommended changes are implemented, the plan will be a little friendlier to use, having an introduction, three chapters dealing with policy (I, Development Strategies, If Goals and Objectives; III Plan Policies) and one chapter dealing with implementation (IV Implementation). A draft copy of the Revised Plan is attached for Council's information. The Planning Department will be working in future in the overall review an update of the Official Community Plan.
