DISCUSSION: The proposed development is permissible under the current zoning of the property and will integrate well functionally and aesthetically with the balance of the shopping centre at this location. The Planning Department, however strongly object to the retention of an over size illegal sign on this property, which will seriously detract from the appearance that other wise this building and the overall shopping centre would have. The sign in question was approved in error by the Municipality some years ago, therefore does not have status as legal non-conforming. While Council could, through this development permit, relax all provisions of the Sign Bylaw to permit the sign in question to stay, the Planning Department recommends that this not be done. Over-all the project is appropriate, therefore the Planning Department recommends that this preject be supported subject to the conditions mentioned in the recommendation section of this report.
