(a) New Zone for duplexes ~ RT-1, Duplexes would have to be applied for separately and would be put into the RT-1 zone if the criteria of the By-law was met. (b) RS-1A zone - lots that are 4,000 square feet will be permitted. (c) The creation of a new comprehensive zone - CD Zone which is a replacement for Land Use Contracts which are no longer permitted. (d) Floodplain regulations required by the Provincial Government are included in the By-law in all areas of the City classified as "Agricultural Land Reserve," Alderman Laking advised all duplexes built since 1968 will be brovght into the new RT—1 zone and anyone having a duplex built prior to 1968 may apply to have it included in the zone if it meets the regulations. Mrs. T. Andrichuk, Property owner of 3443 Oxford Street, asked for clarification on changing from an RS-1 to RT=-1 zone and Alderman Ranger advised that 3443 Oxford Street appeared to meet the duplex criteria. Mr. Al Robinson, 2174 Fraser Avenue, asked for clarification on the zoning of his property, and asked if it was still in the RS~1 zone. The City Planner advised there was no change in the zoning in the area. Mr. Robinson then asked how the zoning could be changed to apartment zoning and the City Planner stated it is decided upon individual application. Mr. Robinson then asked for clarification of the area around LeFleur Street near the Coquitlam River, west of the River and north of the highway and the City Planner advised it could be a potential development area, Mrs. Lorraine Rayner, 3561 Pearkes Place, asked for clarification of the usage of the basewent area of a house in the Agricultural Land Reserve and Council agreed this aspect would have to be investigated. Mr. J. Making, 3250 Fox Street, asked about a house near him with a large number of people residing there and causing a disturbance, Mayor Campbell advised he would investigate. Mr. Al Robinson, asked about the P-1 and P-2 zones and the City Planner clarified these two zones stating P-l1 is for public schools and buildings, and P-2 is for churches and private organization buildings.
