and Development Permit Application No. 34/94 for 2420 and 2428 Welcher Avenue.

Moved by Councillor Stewart.
Seconded by Councillor Keryluk:

That Rezoning Application No. 33/94 for 2420 and 2428 Welcher Avenue be approved to
proceed for rezoning from RS-1 (Large Lot Residential) to RM-4 (Apartment) under Section 963

of the Municipal Act subject to:
Completion of a design to the satisfaction of the Municipality;

Completion of the Engineering Departnent requirements to the satisfaction of the
Municipality;

Submission of landscaping plans to the satisfaction of the Municipality;

Completion of the Building Department requirements to the satisfaction of the Municipality;

Consolidation of the properties into one lot;

Issuance of a Development Permit,

g) Registration of a restrictive covenant to ensure that the landscaped area over the lane
right-of-way is maintained by the applicant and/or future owners of the proposed building;

That the Planning Department be authorized to draft Development Permit No. 34/94;

That the Mayor and Clerk be authorized to sign the documents when completed subject to the
conditions noted above.

That Rezoning Application No. 43/94 for 1938, 1946, 1950, and 1954 McLean Avenue be
approved to proceed for rezoning from RS-1 (Large Lot Residential) to RS-2 (Small Lot
Residential), RT-1 (Two-Family Residential) and P-1 (Public Institutional) under Section 963 of

the Municipal Act subject to:

1. Completion of a subdivision design to the satisfaction of the Municipality;

2. Completion of the Engineering Department requirements to the satisfaction of the
Municipality;

Completion of the Building Department requirements at the time of Building Permit to the
satisfaction of the Municipality,
