ate ea i 9.3 Current 0.C,P. In the 0.C.P., the Dominion Triangle is designated as an industrial reserve. All lands within this area are presently zoned A-1 (Agricultural). Development of property into any uses other than agricultural would require rezoning and amendments to the 0.C.P. ° 4 Physical Characteristics The entire Dominion Triangle site is low-lying and within the Pitt River floodplain area. A 200-year standard dyke along Pitt River protects the site against flooding. Parts of the Triangle have swamp-like conditions and there are «w number of channels and depressions that remain wet year-round. The western tip of the property near Dominion Avenue has been filled and developed for commercial purposes. Drainage throughout the site is poor as a result of flat topography and an impermeable subsurface layer of clay. Much of the undeveloped site is pasture with a strip of forest/shrub wetland adjacent to the dyke. These different types of habitat support a range of wildlife and birds, including hawks, beavers and coyotes. Any potential development of the Dominion Triangle will require alteration of the present natural environment. Open ditches will be replaced by underground pipes and fill will be required in some areas for floodproofing. To ensure that environmental issues are adequately identified, an impact assessment was conducted to determine sensitive areas and measures for mitigation of human activities. The results of that study have been considered and incorporated into this Area Control Plan.
