The property is now zoned 2S~3 (Estate Residential). No real estate commission of any kind whatsoever will be paid by the City. Tenderers should conduct their own investigations into the fitness of the property for any particular use as the City gives no warranty thereon. This investigation should include, but not necessarily be limited to, matters such as the state of the City's title to the property, soil stability on the property and in the area, topography, drainage courses, and all other matters that may affect the tenderer's use of the land. Information on services to the property may be obtained from the City's Engineering Department. Payment of “Latecomer Charges” in the amount of $3,815.80 plus 7% interest calculated from May 30th, 1988 to date of payment will be required. Payment of the usual utiilty connection fees will also be required. As detailed in Paragraph 10, in order that all offers submitted may be considered on the same basis, these fees may not be included in any price offered but will be treated as an additional charge. Information on Zoning or other land use matters may be obtained from the City's Planning Department. Further information may be obtained from the undersigned. The highest or any tender will not necessarily be accepted and the City reserves the right to waive minor deficiencies in a bonafide tender received by the closing time. The lowest price that will be accepted for the property is $70,000.00 exclusive of the fees specified in Paragraph 6. Bids must be made exclusive of these and all other fees and charges.
