PROJECT DESCRIPTION: This proposal is for a four storey building that has a floor area ratio of 1.3 and lot coverage of 41%. Front yard and exterior sideyard setbacks of 20 feet have been provided. The rear yard setback is 16 feet and the interior sideyard setback along the lane is 25 feet. An underground parking structure with access from Fraser Avenue provides parking for 42 cars. There are four additional parking stalls located on the surface along the lane. The height of the building is approximately 40 feet. COMMENTS FROM OTHER DEPARTMENTS: Engineering Department: Flint Street to be reconstructed 1/2 road + 1.0 m (future width 12.0 m c/c) for full length of the site. Water and Sanitary connections to be installed by City at developer's cost at building permit application. A fire hydrant is required on Flint Street. To be installed by City at Developer's cost. Development Cost Charges amounting to 27 units at $3365 per unit or $90855 are applicable. A development cost charge trust agreement is required.
