Brown Director of Community Planning SUBJECT: Rezoning Application 11/84 2489 Kitchener RECOMMENDATION: That City Counct! direct the Clerk's Oftice To prepare a bylaw rezoning Lot 6 of Lot C, D.L. 4, Group !, Plan 133333 from RS-! to RS- [A. COMMENTS: 1. This application's purpose is to permit subdivision of 2489 Kitchener into two lots. 2. The property has tess frontage 26.58 metres (87.2 feet) than {fs required for the RS-! One Family Residential Zoning District, 30 metres (98.4 feet) and less area, 972.13 Square metres (10,464 square feet) than is required |,000 Square metres (10,764 square feet). Consequently, this application is being submitted for rezoning to an RS=-IA One “Family Residential Zoning designation which permits smaller size lots. The property is presently occupied by a single family dwelling. Before this application could proceed it was necessary for. the owner to request a variance for an encroachment into a side yard by the existing house. The encroachment is not In a yard atfected by the subdivision. After hearing the applicant and nelghbours the Board of Vartance decided to approve the request. Lot sizes in the immediate neighbourhood are a mixture of sizes, mostly being estate size. this neighbourhood Is viewed by the Planning Oepartment as a potential area for Infill subdivision. It should be noted, however, that Surrounding neighbours opposed the application to the Board of Variance as they want to keep the neighbourhood as it presently exists. Wa. Epon — fF W. Brown
