May 10th, 1976 Prior to passage of the foregoing resolution, a discussion ensued and Alderman Laking advised that no recommendation would be made to tue Council by the Committee until after the Public Information Meeting is held. Plan.& Zon. Comm. From the Planning & Zoning Committee, May 7th, 1976, recommending ‘App1n. R#4-76 that Application R#4-76 concerning the proposed 24-unit group housing project at York and Oxford Streets be approved for development by staging. Prior to consideration of the application, Alderman Laking left the Council Chamber at 8:45 p.m. as property owned by him on York Street was involved. The City Clerk then advised that a petition from the residents concerned had been received by the Land Use Committee opposing the development proposed on the grounds that it would spoil the area and surrounding homes and add to the present overcrowded school problem. Moved by Alderman Traboulay: Seconded by Alderman Thompson: That as recommended in a report from the Planning & Zoning Conmittee, May 7th, 1976, the proposed development by staging of a 24-unit heusing project at York and Oxford Streets, be approved. Defeated. Aldermen Keryluk.and Traboulay voted in favour of the resolution. Prior te defeat of the foregoing resolution, Alderman Ranger again stated his opposition to the ll-units per acre density of the development; also, the properties to the South and West will be isolated if not incorporated with the site as suggested. Alderman Mabbett commented that the developer was requested to take another look at access to the development, the height of the buildings, density, etc.; however, this was not done, and he stated his view that it was a very poor development. Alderman Keryluk stated he recalled Alderman Mabbett's request to the developer for alternate plans, and inquired why this was not done. Alderman Traboulay advised that the Committee was at a loss to know what other housing design Aldermen Ranger and Mabbett envisaged and the Architect, Mr. J. Horvath, advised that with respect to amalgamation of other parcels with the site, the only adjacent property available is on Oxford Street and if acquired, this would reduce the density to 10 units per acre; however, he stated he felt the design of the units es submitted is adequate.
