u foregoing, any subdivision, reference or explanatory plan for deposit in the Land Title Office; 5.63 The Purchaser shall attend to and pay for the cost of obtaining and delivering to the Vendor's Solicitor a State of Title Certificate for that portion of the Lands remaining after the Property is transferred to the Purchaser; POSSESSION, ADJUSTMENTS AND RISK 6.01 The Vendor shall, subject to payment of the Purchase Price, deliver to the Purchaser vacant possession of the Property, free and clear of all financial charges by 9:00 p.m. on the Completion Date. 6.02 The Purchaser shall assume and pay all taxes, rates, local improvement assessments and other charges, and all adjustments both incoming and outgoing of whatsoever nature shall be made, from and including the Completion Date. 6.03 Until and ineluding the day preceding the date title to the Property is transferred, the Property shall be and remain at the risk of the Vendor and the Vendor shall hold any insurance policies and the proceeds thereof in trust for the parties hereto.
