BY-LAW NO.

A By-law to authorize the City to enter into Land Use Contract No. 12.

WNEREAS the "City of Port Coquitlam Zoning By-law, 1969, Ho. 918"

as anended designates certain areas of land within the zones sec out

therein as “Development Arenas";

AND WHEREAS the lands hereinafter described are situate within an

sren so designated;
SD WHEREAS the Owner of the said lands bas made application for 2¢

Land Use Contract to cuthorize works, development, and use some aspects
of which are not in conformity with the relevant City By-lawa as the
sane apply to the zona “in which the said lands ara situate;

AND WHEREAS, the Councii has given due regard ta the following
constdecations: — . , a :
1. : (a)- the’ promotion of health, safety, convenience, and welfare of

tha public. . . . . . ;

(b) the prevention of the overcrowding of land, and the preservation

of the amenities particular to any zone,
{c) the securing of adequate light, alr and access,

(4) the valua'cf the land ead the nature of its present and Prospectiva

asa and occupancy.

(ae) the charactex-of each zone, the character of the buildings
already erected and tho peculiar suitability of the zone for particular

usa.

(£) tha conservation of property values.

2. (a) the development of areas to promote greater efficiancy and

quality. . ;

(hb) the impact of development on present and future public costs,
{c) the betternent of the environment. :
(d) the fulfillment of consunity goals.
(e) the provision of necessary public space,
and it is ceemed desirable to enter into Land Use Coatract No. 12

in the form and to the extent hereinafter provided;
