-3- Definition of “Area Used for Habitacon” - For single family homes, in areas protected by standard dykes, BCE recommends the following: “In this Agreement “area used for habitation” means any room or space within a building or structure which is or may be used for human occupancy, commercial sales, business or storage of goods but does noi include an entrance foyer 1} square meters or less in area or a parking facility for rwo cars 38 square meters or less in area.” - the intent is to preclude the development of living areas in full height basements below the FCL. “Riverwood Subdivision” (south of Prairie Avenue at end of Rae Street) - the City advised that the developer will be filling the site to approximately 5m GSC; builders will then be able to easily achieve the FCL of 5.15m GSC without basement areas below the FCL. . - BCE will issue a Section 82 consent letter for this development in the near future incorporating definition of “Area Used for Habitation” as above. Underside of Fioor System/Top of Concrete Slab - BCE clarified that the FCL is to be referenced to the underside of a wooden floor system (i.e. bottom of joists) or, alternatively, to the top of a concrete slab.
