The maximum ratio of building gross floor area to the area of the lot is 0.6:1. All bui idings and structures together shall not occupy more than 60 Percent of the area of the lot, : ; A minimum front yard depth of 6 metres (19.7 feet) is required, and: (i) no building, structure, or loading is permitted in the front yard; “and (if) the front yard shal! be landscaped with a minimum of 1! tree per each 10 metres square of required front yard area. A minimum rear yard depth of 3 metres (9.8 feet) is required, provided that where the rear yard of a lot abuts a residential Zoning district the rear yard shall be a minimum depth of 9 metres (29.5 feet). A rear yard shali be fenced by a fence of a minimum height of 2 metres. Where a lot abuts a lot in a residential zoning district: (i) a side yard of a minimum depth of 6 metres shall be provided on the side of the lot abutting the residentiaily zoned lot; and the required side yard shall be fenced or landscaped, along the abutting property line, to a minimum height of 2 metres. Off-Street Parking Accessory off-street loading shal! be provided and maintained in accordance with regulations of this bylaw; all loading areas and truck parking areas shall be enclosed and concealed from view from abutting streets and lanes by building walls, fences, landscaping or a combination thereof, to a minimum height of 2 metres; and overhead doors and docking facilities shall be restricted to the portion of a building adjoining the rear or side yard. Notes (a) All uses In this district shal! be carried out in compl-iance with the City of Port Coquitlam Nuisance Bylaw. The operation of all uses shall comply with environmenta |! and public health performance standards of the Provincial Government. If there is uncertainty, whether a development proposed in a rezoning application may conflict with these standards, the application may be referred to the appropriate Provincial Department for clarification .betore approval is considered.
