Brown Director of Community Planning SUBJECT: Rezoning Application 5/83 © 1565 and 1567 Pitt River Road Owners; F.T. West and D. Butchart RECOMMENDATION: That City Council direct the City Clerks' a office to prepare a zoning bylaw rezoning _; lots 350 and 353 of Plan 31203 and Plan 33046 of D/L .232 and D/L 384 from RS-2, One Family Residential District to RS-1, One Family Residential District. COMMENTS: 1. ‘This application was previously submitted in. February, 1981, (File rezoning 10/81). The applicant, Mr. West decided at that time his application was premature and decided to not proceed. - In.reviewing the earlier application submitted by Mr. West it was the planning department comments at that time that the application: be advanced.to the public hearing and recommended approval. ~The reason, for a favourable recommendation was that this proposal fits in with the predominant land use in the vicinity, single family housing. 2. The present application by Mr. West (5/83) has been submitted in conjunction with his neighbour Mr. Butchart and a separate application by ' a neighbour at the north end of the block, for subdividing all three properties within this block. These three properties are the last remaining large parcels in the area, the remainder of the neighbourhood has been developed to an RS-l1 density as indicated in the earlier 1981 report. 3. In view of the surrounding development being single family ‘housing this application is for a similar form of development.
