My name is Marten Felgnar, I am a real estate salesperson with Block Bros. Realty Ltd. at 2786 Barnet Highway, Port Coquitlam, and I am acting as agent for Victory Baptist Church, who are currently involved in the purchase and rezoning of 2191 Prairie Avenue, Port Coquitlam, B.C. I am not a member of the Church, nor do I have a vested interest in the actual purchase of the property, but it has come to my attention that some amount of opposition has grown against the proposed P2 zoning, prompting me to write and possibly shed some light on the matter. 2191 Prairie Avenue has been offered for sale for some time now, initially by owner and subsequently through Alley Estates, who have had the listing since October 15, 1985. Prior to Victory Baptist Church's offer to purchase, there had been no other offers and infact a limited amount of public interest from prospective purchasers. Although a few builders had made inquiries, once told the location and asking price of the property their interest quickly waned. The busy location is not thought to be desirable for residential development and certainly the price would not make it cost effective to construct new homes for resale especially with all the present competition in new construction. A case in point is 2172 Salisbury Avenue, one block north of Prairie which sold September 27, 1985 for $66,000. This property not only sold: for less but is 1,917.84 square feet larger and better Situated. The asking prices of the three newly constructed homes on Salisbury is $99,900. A builder would have to ask in that range for new homes on Prairie and possibly more to offset the higher initial purchase price of the land not to mention servicing and subdividing costs.
