(44) shall be increased where the lot is on the inside of the curve or where the side lot lines converge ‘ £€rom the front to the rear, to ensure that the minimum width at the required rear building line de not less than the stated minimum parcel frontage in width. (c) In an RS-1 zone where a parcel of land to be subdivided is occupied by an existing dwelling, the minimum frontage of one of the lots to be created may be reduced by .20%, provided that: (1) the overall frontage of the parcel. to be subdivided is sufficient to produce the same number of lots having frontages of not less than 15 m (49.2 sq.ft.) each if the dwelling were to be removed as will be obtained by taking advantage of this clause, and- , (44) the lot to which frontage exemption is granted has a lot size of not less than 500 m2.(5,382 sq.ft.). 402. - Every parcel to be created shail abut a street. 403.° Notwithstanding Section 401 of this By~law, no parcel shail be created which has an area less than that required by the Zoning By- law. 404. Notwithstanding Se-tion 401 of this By~law, the Approving Officer may refuse to authorize the creation of parcels meeting minimum size requirements where in his opinion, by reason of topography, soil or drainage conditions, .such minimum standards would injuriously affect the established amenities of adjoining or adjacent properties or would be against the public interest. 405. Where more than one use is intended for a parcel, the Approving . Officer shall seiect the intended use with the greatest minimum area requirements as determined in Section 401. 406. Parcels that abut a Strect at both front and rear shall not be permitted unless, in the opinion of the Approving Officer such an arrangement is essential (a) to provide access tu other parcels, {b) to provide a coherent arrangement of strecte, (c) to complement a future pattern of subdivision.
