Install rollover type curb and gutter and street lighting. 2) Water and sanitary connections for the new lot created on Kitchener to be installed by the City at developer's cost. - 3) The servicing for Lot 4 depends entirely on Subdivision #18-91, 3340 Hastings Street proceeding. There are no services presently available. When construction takes place, the extension of road, storm, sanitary, water, hydro and telephone complete with service connections and street lighting are required. 4) Storm sewer with connections is required on Kitchener. Main is to be connected to closest point with the adequate capacity. 5) Development cost charges for 2 lots are applicable. These will be calculated at the new rate and a DCC Trust Agreement is applicable. Building Department: 1) Existing services are not to encroach onto a newly created lot. 2) Lot #2 becomes non-conforming with 501 (1) (a) in the Zoning Bylaw. DISCUSSION: The Official Community Plan encourages infill subdivision and development of pockets of land within built-up areas, where there is no conflict with the surroundings. Approval of this rezoning application would create three RS-2 lots fronting Kitchener Avenue from two RS-1 lots. Existing houses on the proposed Lots 1 and 3 will remain. The garage on Lot 2 will have to be demolished as it will not comply with zoning requirements.
