The application in question is for a new duplex strata title at 1460 Mary Hill Road, the lot is vacant and meets all the requirements for a two family Residential use as set down in the present Zoning By—law. A visual inspection of the proposed site has been made and is concurrent with our records on file of the area. There is a Board of Variance decision standing on this property. I refer you to their decision dated July 16th, 1974 a decision to permit a minimum rear yard clear- ance of 18 feet for 1424, 1436, 1442, 1450 and 1460 Mary Hill Road ~- lots 969 to 973 inclusive.
