Departments: No comments. DISCUSSION: Rezoning of this property is opposed by the Planning Department for the following reasons: 1. Contrary to OCP designation - This block and adjacent blocks are designated for development to apartments of RM-4 density. 2. Delay re-development of area into multi-family - The presence of new, low density buildings such as single-family or duplex residences would further delay re-development into the intended apartment uses, and increase the potential conflict between newer houses and apartment developments. Proximity to another duplex - The Zoning Bylaw stipulates that a duplex must be at least 180 metres away from anot? = duplex c: he same side of the same street. The nearest duplex is 14 v‘etres awe The applicant maintains that the presence or new homes on the block will prevent the development of apartment buildings in the near future. Site visits to the area found that there are four new single-family homes on the east end of the 1900 block of Manning.
