| i | | ! | i | | TO: Mayor and Council DATE: August 30 FROM: Planning and Zoning Committee The Planning and Zoning Committee met on Wednesday, August 29, 1973 and discussed the following matters: 1. Rezoning Application No. R1173 - Property located at 2175 - 2179 Pitt River Road (See map attached). Request for rezoning from RS-1 to RM~1 or RM-2 to accommodate a 14 suite frame apartment, : The property is not large enough to accommodate the 14 suites requested with the present provisions in our Zoning By-law for RM-1. This property was the subject of a previous application earlier in the year to construct 14 suites for senior citizens use. At that time the Committee was prepared to pursue the project, however, the applicant withdrew his application in favour of single family or duplex construction on these two parcels, The Committee is not prepared to recommend rezoning for apartment construction at this time. The area is outside of our present apartment area phasing and the Committee feels that the apartment area development should be confined to the lands surrounding the downtown core. Rezoning Application No. R1273 - Citta Cong This application involves a request to rezone property at 2706 and 3350 Lougheed Highway from RS-1 to CS-1 for parking area and lumber storage as part of the Beaver Lumber premises. The Committee felt that this should be received for further consideration and recommend that if possible a development contract be used. The area involved was recommended for CS~1 use in the Eastgate Study prepared in 1969. The rezoning request is therefore compatible with those recommendations which were adopted by Council at that time. The Committee felt that there was a need to control certain aspects of the operation, in particular, lumber and material storage adjacent to the highway, consolidation of the parcels of land comprising the operation, also a review by the Traffic Committee of access and egress to the property. The Committee recommend that the application be given further consideration and that a development contract be pursued,
