DISCUSSION:

This proposal presents an innovative arrangement of buildings and open
space. ‘The volumetric impact of the three larger buildings is reduced by
gradually stepping down from a four storey building to three storeys on both
ends. A relaxation to the rear and side yard is required to accommodate the

design.

The Planning Department has some concerns about the separation between
buildings, which are expected to be resolved by the architect prior to the
introduction of the amending bylaw.

The setbacks along Prairie Avenue and Vincent Street have been reduced in
accordance with the provisions of the Official Community Plan.

Indoor and outdoor recreation areas and parking meet the requirements of
applicable City bylaws.

As the building generally conforms to Zoning requirements and the design
guidelines for Development Permit Area XI, this application can be supported
subject to the conditions outlined above.
