This property is located at 3562 Tnverness Street and is being rezoned to permit ‘the construction of a duplex thereon. The City Planner then explained the RT-1 Zone which is used for duplexes. The City Planner advised that a duplex lot must be 8,000 Square feet, and be no less then 600 feet from the closest duplex on the same side of the street and that only one duplex is permitted per cul- Fark RERCW tannN At merece eN may de-sac. The City Planner advised that these three rezoning applications meet all of the requirements. Mr. M. Sitter, °35 Alder Place, made a presentation to Council and asked the developers, Mr. Wayne Knechtel and Mr. Ed Anderson, why they CSS AS Bey wished to build duplexes on these lots. Mr. Knechtel advised with the ES a high cost of housing duplexes allow people to purchase their own homes at a lower cost. Mr. Anderson advised the duplexes are to be strata title giving each owner 4,000 square feet of land area. He also stated AE eccarin ca sta se in his opinion duplexes do not affect the value of surrounding properties, Mr. Anderson stated he was in favor of the policy the City used in the past of staggering houses so there would net be a row effect. Alderman Keryluk asked for clarification on the set back of the duplex proposed by Mr. Anderson. Mr. Lee stated final details had not been discussed and the minimum of 25' had been noted on the plan submitted. Mr. F. Lussier, 3572 Hamilton Street, expressed concern over the condition of a duplex at Cedar Drive and Prairie Avenue and was concerned the proposed duplexes would look the same.
