In the case of the subject property, the frontage of each proposed new
parcel will be in excess of 48 m or, approximately 150% the minimum width for
an M-2 lot (30 m). The 10% provision while an appropriate one, generally, is
not very practical in the case of properties as large as the subject one.

The two proposed lots will have more than sufficient frontage and
access, therefore it is recommended that this application be supported.
