Brown Director of Community Planning Highway Commercial Zoning District Text Amendments RECOMMENDATIONS : THAT Section 905 Highway Commercial CS-1, Subsection (1) Uses Permitted be amended deleting clauses (k) and (1) relating to services stations and car washes. AND THAT Section 906 Service Station CS-2, Subsection (1) Uses Permitted be amended adding a new clause (c) renumbering the existing clause (c) as (d). The new clause (c) would read as follows; Retail sale of groceries, and confections, occupying a maximum floor area of 200 square meters, accessory to a service station use. COMMENTS : These text amendments are in response to concern expressed by City Council about the proliferation of service stations. The amendments were drafted to remove service stations as a permitted use in the CS-1 Highway Commercial zoning district. The reason is City Council wishes to attract other commercial uses serving the motoring public to land zoned CS-1 Highway Commercial. There are service stations in the CS-1 zone combined with grocery stores and other retail sales. To avoid creating a legal nonconforming situation for these properties, amendment to the CS—2 zoning district is proposed. Service stations in the CS~1 zone would be rezoned to a CS-2 designation.
