The Developer covenants and agrees to:

a. maintatn the works to be built pursuant to this. agreement in
compieve repair for a period of one (1) year from the date of the
Certificate of Completion and remedy any detects appearing within
the one year period and pay for any damage to other work or
property resulting therefrom save and: except for. defects caused
by reasonable wear and tear, ‘negligence of the City, [ts servants
