THE CORPORATION OF THE CITY OF PORT COQUITLAM There was also one area of potential development which was left out of the original hy-law. This consists of the land between Mary Hill and the industrial area basically following Pitt River Road. . The City Engineer has now prepared a revision to the Watex Development Cost Charge By-law taking into account the above factors and also an increase in the cost of installing watermains. Supplementary information supporting the revised charges has been distributed to the Mayor and Aldermen. The table below summarizes the changes in costs from the previous by-law to the proposed revision. AREA . EXISTING RATE PROPOSED RATE 1. $ 4,270 per ha $ 3,940 per ha 2 $ 124 per 100 m* $ 160 per 100 m2 $ 250 per dwelling $ 330 per dwelling unit unit 570 per dwelling unit 570 dwelling unit $ 1,460 per net ha $ 5,260 net ha ~ $ 205 dwelling unit Council will note that the only drastic change in the costs is in area 5 which is the south end of Mary Hill and this is because the development cost charge now includes the cost of bringing the water to the boundaries of the area, If this $5,260 per net ha is translated inte the cost for a normal residential subdivision, it would result in a charge of about $350.00 per dwelling unit. The Comiitteea recommends that the Water Development Cost Charge By=Iaw No. e@ amended to incorporate the new charges as proposed. I believe that the City Clerk will have a by-law incorporating these changes available for first three readings if Council so wishes to proceed with a revised by-law.
