Development cost charges for one lot are applicable and will also be assessed at subdivision application. No objections have been expressed. DISCUSSION: Section 8.3 "Single and Two-Famiiy Residential Areas" Policy #7, of the Official Community Plan reads "That infill subdivision that does not negatively impact the character of . ~ .. established single family neighbourhoods, and development of small pockets of vacant land in built up areas be encouraged”. A site inspection of the subject property indicates that lot sizes in the area range from 33 to 81.5 feet, with the majority of lots in the smaller range. Housing in the area is a mixture of older and newer housing, including a duplex irmmediately to the north and a newer townhouse project located across the street. The neighbourhood is going through a process of rejuvenation with several new single-family units bordering the Multi-Family Areas. Subdivision and development of the subject property, therefore, should not negatively impact the character of this neighbourhood.
