RECCHMENDATION =:

THAT the Planning Department be authorized to draft Development Permit
8/92 and;

THAT the. Mayor and Clerk be authorized to sign the document when completed
subject to:

Completion of a design to the satisfaction of the Director of
Planning;

Approval of landscape plans by the Parks and Recreation Department;
Satisfaction of Engineering requirements; and

Satisfaction of Building Department requirements.

PROJECT DESCRIPTION:

This application is for a small industrial building with access off
Kingsway Avenue.

The design of the building provides for 3 parking stalls on site; while
the number of paring stalls is appropriate the dimensions of the aisles is
slightly sub-standard. The building design is good, but a variance is
necessary for the rear yard which does not have the minimum 3 meters required

in the bylaw.

The design generally conforms to the guidelines of the M-1 (General
Industrial) zone for setbacks, lot coverage and parking. Given the poor
quality of the surrounding buildings, no attempt was made to coordinate the
architectural features of the proposed building with those of its neighbours.
