PROJECT DESCRIPTION: This application is for a small industrial building with access off Kingsway Avenue. The design of the building provides for 3 parking stalls on site; while the number of paring stalls is appropriate the dimensions of the aisles is slightly sub-standard. The building design is good, but a variance is necessary for the rear yard which does not have the minimum 3 meters required in the bylaw. The design generally conforms to the guidelines of the M-1 (General Industrial) zone for setbacks, lot coverage and parking. Given the poor quality of the surrounding buildings, no attempt was made to coordinate the architectural features of the proposed building with those of its neighbours.
