THE CORPORATION OF THE CITY OF PORT COQUITLAM APR 1 / 1989 Mr. B.R. Kirk City Administrator Mr. W. Brown Director of Planning Proposed Townhouses at Freemont and Prairie RECOMMENDATION: That an amendment to permit new drawings for the proposed townhouse development be made to Schedule "B" of the restrictive covenant for the property described as the E297 feet of Block B of Lot 10 of the south east quarter of Section 6, Township 40, Plan 5345 except part on Plan 25576 addressed as 750 Prairie Avenue. BACKGROUND: The property was rezoned from A-1l to RS-2 and RM-3 on ‘October 3, 1988, Bylaw No. 2331. The architect, Ron Hoffart has made changes to the design of the building to make the development more desirable for the area. One of the changes was to break the roof line into smaller segments, using dormers to add design to the roof line. The end of the buildings have been changed to provide break up of the solid wall adding bay windows and cantilever windows. The exterior design using three shades of green and complimenting part of the development with three shades of tan for the exterior finishing will make a good looking development. The area around the proposed townhouse development is flat land used primarily for -:all farms. There is a mountainview to the northeast of this proposed dev iopment. Close to the proposed development on Rae Street and Evans Place are single family homes zoned RS-2. The houses in the area are standard design with vinyl siding in pastel colours. The design of the proposed townhouse development will fit with the area. vd \ Director of Planning. WB/DV/sm Id210FILEQO4-13
